3. Walk the site before the monsoon and after it. Drainage problems show up in the second visit, not the first.
4. Check the layout approval, not just the registration status. These are separate documents; a builder can have one without the other.
5. Ask what's underground. Electricity cabling, sewage treatment, and drainage matter more to your day-to-day life five years in than the clubhouse render does.

This is the project to look at if the green, low-density feel of the layout matters more to you than raw square footage. It's built around India's Panch Tatva framework — earth, water, fire, air, space — which in practice means the layout prioritizes sightlines to green space and natural light over packing in the maximum number of units per acre. Residents also get access to a clubhouse, a maintained swimming pool, and an on-site shopping complex, with the local Medical College roughly five minutes away and Jhansi Railway Station about eighteen minutes by car.
